Full Management Service.

We endeavour to take the stress away from you and will deal with the day to day running on your behalf. We instruct workmen for repairs and maintenance (no handling charges made), inspect the property twice a year, collect rent and provide you with a statement of account 6 monthly.

  • Our aim is to find suitable tenants and then report to you for approval.
  • Once approved we will process our reference checks.
  • An initial 1 week holding deposit will be taken from the tenant(s) to reserve the property whilst we process their application. Upon satisfactory completion, the remaining 4 weeks deposit will be paid.
  • The deposit (equivalent to 5 weeks rent) will be invested in The Deposit Protection Service which is government approved.
  • An Assured Shorthold Tenancy will be drawn up which is for 6 months. If all parties are happy and wish it to continue there are no extra charges to you. When you require the property back you will need to give the tenant 2 months notice.
  • Payment of rent to you will be made on line direct from our Barclays client account. You will be paid on the rent run after your rent is received. Usually (subject to weekends and Bank holidays) the 8th or 23rd of a month. 
  • An Inventory/Schedule will be supplied by us. See fees below.
  • Once a tenant leaves the property we will check the Inventory/Schedule for any damage and current condition. We will inform you of any concerns and works required if necessary. We do not make an additional charge for this.
Our Fees for Full Management are £240.00 VAT Inclusive Set Up Fee when ever there is a change of tenant and 12.5% + VAT (15%) of the achieved rent paid monthly. A one off fee for the intial Inventory and Schedule of between £66.00 - £240.00 VAT Inclusive dependent on size of property, will be charged at the outset. All subsequent updates and ammendments are included. We make no other hidden charges and our charges also cover the closing inspection.

Find Only Service

This option is for Landlords who would like us to find them a suitable tenant without us offering our full Management terms. We will provide the following :-

  • Our aim is to find suitable tenants and then report to you for approval
  • Once approved we will process our reference checks.
  • Draw up Assured Shorthold Tenancy Contract (6 months)
  • Collect first months rent and deposit (deposit equivalent to 5 weeks rent)
  • Assist the Landlord in investing the Deposit in The Deposit Protection Service and issuing all necessary paperwork
Our charge for our Find Only Service is 70% + VAT (84%) of the first month's rent per Tenancy. Minimum fee of £540.00 VAT Inclusive.
Please note that it is the responsibility of the Landlord to provide an Inventory/Schedule for the property.

Landords Requirements Checklist

  1. You will need to have an Energy Performance Certificate in order for us to advertise your property.
  2. An annual Gas Safety Certificate is required by law
  3. As a Landlord you have an obligation to make sure that the electrics at the property are safe. In this regard it is our policy that the property must comply with current legislation and standards for Landlord's.
  4. You must inform your Insurance Company and Mortgage provider (if applicable) that you will be renting out the property. They may have specific requirements which should be dealt with before a tenancy commences.
  5. You must inform HMRC that the property is being rented and Overseas Landlords must gain an exemption number/certificate from HMRC as part of the Non Residents Landlord Scheme and inform us.
