Full Management Service
This option offers Landlords a complete service taking all the stress away when letting a propertyWe instruct trusted tradesmen for repairs, maintenance, statutory checks and certification (no handling charges made), inspect the property twice a year, collect rent and provide you with a statement of account 6 monthly.
We appreciate that Landlords like a clear and simple fee structure so they can see at ease what the charges involved will be. This is why our set up fee covers all aspects of a tenancy from start to finish (see note below re initial Inventory and Schedule).
What’s Included
- Visit property to give valuation, offer advice and guidance in the preparation and requirements for renting.
- Preparation of all marketing material ready for advertisement in our office and on web sites (Floor plans and Energy Performance Certificates are at the Landlords expense).
- Carry out viewings with potential tenants.
- Once you have accepted suitable tenant(s) we will process our reference checks.
- An initial 1 week holding deposit will be taken from the tenant(s) to reserve the property whilst we process their application. Upon satisfactory completion, the remaining 4 weeks deposit will be paid.
- We will invest the deposit (equivalent to 5 weeks rent) in The Deposit Protection Service and issue the required paperwork.
- Draw up Assured Shorthold Tenancy Contract (6 months). If all parties are happy and wish it to continue there is no need for new contracts. If you wish to end the tenancy you will have to give the tenant’s 2 months notice, they will need to give you 1 month.
- Payment of rent to you will be made on line direct from our Barclays client account. You will be paid on the rent run after your rent is received. Usually (subject to weekends and Bank holidays) the 8th or 22nd of a month.
- An Inventory/Schedule will be supplied by us. Initial one off fee and then included ongoing – see below.
- Once a tenant leaves the property we will check the Inventory/Schedule for any damage and current condition. We will inform you of any concerns and works required if necessary.
Fees
A set up fee of £240.00 VAT Inclusive will be charged for the initial tenancy and when ever there is a change of tenant together with a monthly Management fee of 12.5% + VAT (15%) of the achieved rental.
A one off fee for the initial Inventory and Schedule, dependent on size and condition of the property, will be charged at the outset (from £66.00 VAT Inclusive). All subsequent updates and amendments are included on future tenancies.
For any services outside of our Management terms of business an hourly rate of £48.00 incl of VAT will be charged.
Pre Tenancy preparation, major works, property improvement/refurbishment project management will be discussed on a case by case basis.

Find Only Service
This option is for Landlords who would like us to find them a suitable tenant and issue all legally required documentation but wish to manage the property themselvesWhat’s Included

- Carry out viewings with potential tenants.
- Once you have accepted suitable tenant(s) we will process our reference checks.
- Draw up Assured Shorthold Tenancy Contract (6 months). If all parties are happy and wish it to continue there is no need for new contracts. If you wish to end the tenancy you will have to give the tenant’s 2 months notice, they will need to give you 1 month.
- Collect first months rent and deposit (deposit equivalent to 5 weeks rent).
- Assist the Landlord in investing the Deposit in The Deposit Protection Service and issuing all required paperwork.
Fees
Our charge for our Find Only Service is 70% + VAT (84%) of the first month’s rent. Minimum fee of £600.00 VAT Inclusive.
Please note that it is the responsibility of the Landlord to provide an Inventory/Schedule for the property and be responsible for all ongoing management, certificates, compliance and legislation.
